Shared Ownership Wales allows eligible buyers to purchase a share of a property using a mortgage, while paying rent on the remaining portion owned by a participating housing provider.
You can initially purchase between 25% and 75% of an eligible property, depending on your affordability and the scheme’s requirements.
Rather than needing a mortgage for the property’s full value, you’ll only need to borrow towards the share you’re purchasing.
Your deposit is also calculated against that share, which could reduce the amount you need to save before buying.
Lenders will consider the rent payable on the remaining share, alongside your income, outgoings and other financial commitments when assessing affordability.
Our mortgage advisors in Cardiff can review your circumstances, establish a realistic borrowing amount and search for suitable mortgage deals from lenders that support shared ownership purchases.
Getting a shared ownership mortgage starts with establishing how much you can afford to borrow and what share of a property would be suitable for your circumstances.
We’ll review your income, deposit, credit history and existing commitments to work out a realistic budget, taking into account both your mortgage repayments and the rent you’ll pay on the remaining share.
Once we understand your borrowing position, we can compare suitable shared ownership mortgage lenders and help you obtain an Agreement in Principle.
We can typically provide an Agreement in Principle within 24 hours of your initial appointment, giving you an indication of how much a lender may be prepared to offer.
When you’ve found an eligible property through a participating housing provider, we’ll help you progress your mortgage application, including preparing the necessary documents and dealing with the lender throughout the process.
After completing your purchase, you’ll make monthly mortgage repayments on your share and pay rent on the remainder, with the option to purchase additional shares in the future through staircasing.
To qualify for Shared Ownership Wales, your combined household income must be £60,000 or less per year, and you must be unable to afford a suitable property outright.
You don’t necessarily need to be a first-time buyer.
Previous homeowners may also qualify in certain circumstances, provided they meet the scheme’s requirements and do not normally own another property.
You’ll also need to purchase an eligible home through a participating housing provider and demonstrate that you can afford the ongoing costs of ownership.
Meeting these requirements doesn’t automatically mean you’ll qualify for a shared ownership mortgage.
Mortgage lenders will assess your income, employment circumstances, credit history, deposit and existing financial commitments before deciding how much they’re prepared to lend.
If you’re self-employed, have a less straightforward income or have experienced credit problems, our mortgage advisors can review your circumstances and explore suitable shared ownership mortgage options.
Your home may be repossessed if you do not keep up repayments on your mortgage.
There may be a fee for mortgage advice. The fee is up to 1% but a typical fee is £495.

I worked most closely with Paula and Dinah at UK MoneyMan to get a mortgage as a first time buyer. They were both friendly, helpful, professional and kept me updated at all times. And most importantly they got me a mortgage that works for me after years (decades!) of trying to get onto the property ladder. Thank you UK Moneyman
